(a)Education requirements for an initial salesperson license. An applicant for an initial salesperson license must provide the Commission with satisfactory evidence of completion of 180 hours of qualifying real estate courses as required under the Act as follows: (1)60 hours of Principles of Real Estate; (2)30 hours of Law of Agency; (3)30 hours of Law of Contracts; (4)30 hours of Promulgated Contracts Forms; and (5)30 hours of Real Estate Finance. (b)Additional education requirements. A salesperson must complete an additional 90 classroom hours in qualifying courses by the expiration date of the salesperson's initial licensing period and report those hours in accordance with the requirements of §535.91 of this title. (c)The Commission [Notwithstanding §1101.451(f) of the Act, the commission] may waive the education required for a real estate salesperson license if the applicant: (1)was licensed either as a Texas real estate broker or as a Texas real estate salesperson within two years before [ prior to] the filing of the application; and (2)completed any qualifying [core] real estate courses or real estate related courses that would have been required for a timely renewal of the prior license, or, if the renewal of the prior license was not subject to the completion of qualifying [core] real estate courses or real estate related courses, completed at least 15 hours of [mandatory continuing education (MCE)] courses within the two-year period before [ prior to the] filing [of] an application for an active license. (d)The Commission will issue an applicant an inactive salesperson license upon satisfaction of subsection (a) of this section. An inactive salesperson may not practice as a licensed salesperson until sponsored by an active Texas licensed broker.
