(a)Education requirements for an initial sales agent
license. An applicant for an initial sales agent license must provide
the Commission with satisfactory evidence of completion of 180 hours
of qualifying real estate courses as required under the Act as follows:
(1)60 hours of Principles of Real Estate;
(2)30 hours of Law of Agency;
(3)30 hours of Law of Contracts;
(4)30 hours of Promulgated Contracts Forms; and
(5)30 hours of Real Estate Finance.
(b)Additional education requirements. A sales agent
must successfully complete an additional 90 classroom hours in qualifying
courses, including the 30 hour qualifying real estate brokerage course,
by the expiration date of the sales agent's initial licensing period
in accordance with the requirements of §535.91 of this chapter
(relating to Renewal of a Real Estate License).
(c)The Commission will issue an applicant an inactive
sales agent license upon satisfaction of subsection (a) of this section
and subsection (c) of §535.57 of this subchapter (relating to
Examinations). An inactive sales agent may not practice as a licensed
sales agent until sponsored by an active Texas licensed broker.
The agency certifies that legal counsel has reviewed
the adoption and found it to be a valid exercise of the agency's legal
authority.
