| (a) Salesperson employed by an owner means a person employed and directly compensated by an owner. (b) Salesperson employed by an owner does not include: (1) a real estate licensee who lists, orally or in writing, an owner's property for sale; (2) any person employed by, associated with, cooperating with, or sponsored by a real estate licensee who lists, orally or in writing, an owner's property for sale; or (3) any person who, having no preexisting employment or listing agreement with an owner, sells or attempts to sell an owner's property.
